Longboat Key stretches roughly ten miles between Sarasota Bay and the Gulf, and it sits in two counties. So the first question on any lot is which jurisdiction's rules apply. Gulf-front homes deal with the beach and dune side. Bayside homes look out over canals and the bay. Umbare Pools builds custom new pools for homeowners, and we serve Longboat Key from our Lakewood Ranch headquarters. Whether you want Gulf-front or bayside, bay-view lanai or a pool that runs out toward the water, we design and build a pool around your lot, your view and the coastal rules your property falls under.
We build new pools only. We don't do resurfacing or remodels. Every project starts with a design package and ends with a finished backyard.
Waterfront setbacks come first
On a waterfront lot, setbacks shape the pool plan. We plan pool, deck and equipment placement around your survey and the required setbacks from your existing seawall, so the pool shape and deck layout make sense before construction starts. Umbare Pools does not build, repair or inspect seawalls; any seawall work is handled by your own marine contractor.
Dock access, boat lifts, landscaping and screen-cage footprints all compete for the same strip of yard. Our 3D design process shows you the pool, sun deck, spa and cage in place before you commit, so there are no surprises about how much yard is left.
Coastal permitting, including CCCL
Many Gulf-front properties on Florida's barrier islands fall seaward of the Coastal Construction Control Line (CCCL). In that zone, construction usually needs a permit from the Florida Department of Environmental Protection on top of the local building permit from Manatee and Sarasota Counties. Bayside and canal lots have their own setback, flood-zone and drainage requirements. We check which rules apply to your parcel early, plan the design around them, and handle the pool permitting so you aren't sorting it out alone. Timelines depend on your site and the agencies involved, and we're upfront about that from the first conversation.
Salt, sun and wind: choosing materials that last
Salt air and spray are hard on everything near the water. That changes the choices we recommend for a Longboat Key pool:
• Gunite construction. A custom gunite pool is shaped on site to fit your lot exactly, which matters on irregular waterfront parcels.
• Interior finishes. Quality pebble and quartz-based finishes stand up better to coastal conditions and stay comfortable underfoot.
• Waterline tile and coping. We steer you toward tile, stone and coping that resist salt staining and heat, and you can preview them on your phone with our AR viewer.
• Equipment and hardware. Corrosion-resistant fittings, careful equipment placement away from direct spray, and variable-speed smart pump systems.
• Screen cages. Coastal-rated framing and finishes, sized for the wind exposure on your lot.
