Waterfront setbacks come first
On a waterfront lot, setbacks shape the pool plan. We plan pool, deck and equipment placement around your survey and the required setbacks from your existing seawall, so the pool shape and deck layout make sense before construction starts. Umbare Pools does not build, repair or inspect seawalls; any seawall work is handled by your own marine contractor.
Dock access, boat lifts, landscaping and screen-cage footprints all compete for the same strip of yard. Our 3D design process shows you the pool, sun deck, spa and cage in place before you commit, so there are no surprises about how much yard is left.
Coastal permitting, including CCCL
Many Gulf-front properties on Florida's barrier islands fall seaward of the Coastal Construction Control Line (CCCL). In that zone, construction usually needs a permit from the Florida Department of Environmental Protection on top of the local building permit from Sarasota County. Bayside and canal lots have their own setback, flood-zone and drainage requirements. We check which rules apply to your parcel early, plan the design around them, and handle the pool permitting so you aren't sorting it out alone. Timelines depend on your site and the agencies involved, and we're upfront about that from the first conversation.
Salt, sun and wind: choosing materials that last
Salt air and spray are hard on everything near the water. That changes the choices we recommend for a Siesta Key pool:
• Gunite construction. A custom gunite pool is shaped on site to fit your lot exactly, which matters on irregular waterfront parcels.
