At Umbare Pools, we are committed to delivering high-quality pools and installations designed to withstand typical weather conditions. However, it's essential to understand the terms and conditions of our warranty policy, particularly in cases where warranties may be voided due to specific events or conditions.
All warranties are automatically voided following any destructive weather conditions, including but not limited to tropical storms, flash flooding, hurricanes, and severe weather events. These events introduce extreme environmental stresses that can significantly affect the integrity of your pool and surrounding structures.
Legal and Logical Reasons for Warranty Voidance:
To ensure the longevity of your pool and surrounding structures, proper maintenance and regular cleaning with appropriate cleaning supplies should be performed periodically. This helps to prevent avoidable damage and maintains the integrity of your investment.
Preventative Measures:
If your project requires rebuilding after destructive weather or any other issues, Umbare Pools may be able to assist, depending on our schedule. This will be done under a new contract and pricing structure. Homeowners are responsible for coordinating and covering all repairs, including filing claims with their insurance provider if applicable, or managing repairs through personal financing options. Please note that this is not a warranty project, and Umbare Pools is not responsible for any repairs.
Please be aware that environmental conditions beyond human control, such as shifts in the earth's substrate, tree root growth, or other natural occurrences, can also contribute to structural changes that are not covered under warranty.
Suspected Pool Leak Procedure
If you suspect a leak in your Umbare pool, please follow these steps before submitting a warranty claim:
Work with your pool service provider first. Have them perform all recommended tests to determine whether you have an actual leak or if the water loss is due to normal evaporation, splash-out, or backwashing. A common test they may use is the Bucket Test: Place a bucket filled with pool water on the top step so the water level inside the bucket matches the pool water level. Mark both levels. After 24 hours, compare them. If the pool water level drops more than the bucket level, you likely have a leak.
If you still suspect a leak after professional testing, contact a certified leak detection company to perform a professional diagnostic test.
Umbare Pools Support
If the certified leak detection company confirms a visible leak that is clearly due to a construction defect or neglect on our part as the builder, we will contribute $350 toward the cost of the leak detection service.

Rust Stains on Pools and Pavers
Rust stains are very common in Lakewood Ranch and Manatee County pools and pavers. They are almost always caused by high levels of iron, manganese, and other minerals naturally present in our local water and soil. These minerals oxidize when exposed to pool chemicals and sunlight, creating brown or rust-colored stains.
Pavers are especially prone to staining because they sit directly on the ground and are constantly exposed to soil and irrigation water. Proper sealing after installation helps reduce the risk, but some staining may still occur due to Florida’s unique soil and water chemistry.
Important Note About Rebar Concerns
If anyone suggests that a rust stain is caused by rebar rusting inside the gunite shell, this is extremely unlikely in a properly built Umbare Pools gunite pool. Our pools are engineered and constructed to current Florida standards using licensed professionals. Rebar rust inside a structurally sound gunite pool is rare and prevented through proper design and construction methods.
What to Do Next
For rust stain removal on pools or pavers, we recommend working with your regular pool service provider or a professional maintenance company. Routine maintenance and proper chemical balance are the responsibility of the pool owner. Rust stains caused by local water chemistry are considered normal environmental conditions and are not covered under our workmanship warranty.
