At Umbare Pools, we stand behind the quality of our work with a one-year warranty from the time of completion, which is the day we start filling up the pool with water. For any non-construction concerns, our partner Pinch A Penny will take care of all equipment and pool operations for the first 30 days. If you continue their service, you will work directly with them for ongoing support.

Submission Process:To submit a warranty claim, please follow these 4 Easy steps:

• 1: Gather Visual Evidence: Provide at least 3 photos of the issue:
• One close-up
• One from a distance to show the location 
• Multiple angles
• A short video (30 seconds or less) demonstrating the issue
• 2: Detailed Description: Include a detailed description of the problem. Clearly explain what is happening, where it is occurring, and any steps you have taken to address it.
• 3: Email Submission:
• Send an email to Contact@UmbarePools.com with the subject line "Warranty Submission - [Your First and Last Name]"
• Attach the photos and video to the email
• 4: Text Notification: Text us at 941-777-1250 stating that you have submitted a warranty claim via email.

Important Notes:

• Please ensure you have thoroughly researched the issue to confirm it requires our attention. We strive to provide efficient service and must prioritize valid warranty claims.
• If we review your submission and determine it is not covered under the warranty, and you still request a site visit, there will be a $250 service fee. This fee will be refunded if the issue is found to be a valid warranty claim after our visit.
• We will respond to your warranty submission within 7-14 business days. If you have not heard back from us within this timeframe, please call us at 941-777-1250.

Tolerance Allowance:

• Depending on the concern, there can be up to a 5% deviation from what is considered perfect or the plans. This tolerance varies based on the finish, detail, and size of the object. Smaller objects may have a larger allowance as small movements can be more pronounced.
• Deviations can be larger than listed in the contract depending on the individual item in question, especially if it is a small or isolated component. For example, the angle of an installed umbrella holder might appear more pronounced with a longer 3rd party umbrella. We cannot control how accessories purchased outside of Umbare Pools interact with our installations and products.

Additional Warranty Details:

• Routine maintenance, including proper chemical balance, conditioning of pool water, and periodic cleaning of equipment, is the owner's responsibility.
• Requests for unnecessary warranty service will be charged at $75 per hour, with a two-hour minimum, including travel time.
• The warranty is voided if payments are not made as per the contract terms or if any credit card payment is disputed or declined.
• Normal shrinkage cracks are not covered under this warranty.
• For plastering, crazing and cracking are inherent characteristics and are not considered defects unless excessive.

At Umbare Pools, we are committed to delivering high-quality pools and installations designed to withstand typical weather conditions. However, it's essential to understand the terms and conditions of our warranty policy, particularly in cases where warranties may be voided due to specific events or conditions.

All warranties are automatically voided following any destructive weather conditions, including but not limited to tropical storms, flash flooding, hurricanes, and severe weather events. These events introduce extreme environmental stresses that can significantly affect the integrity of your pool and surrounding structures.

Legal and Logical Reasons for Warranty Voidance:

1. Ground Saturation and Structural Damage:
   During and after severe weather, the ground can become excessively saturated with water. This saturation can lead to the undermining of the ground's integrity, potentially causing severe damage to pavers and even the pool shell itself. If the ground beneath your pool or pavers becomes compromised, it may shift or settle unevenly, leading to structural failures that cannot be covered under warranty.
2. Mold Growth Due to Water Saturation:
   Prolonged exposure to water, particularly in shaded areas where sunlight is limited, can promote mold growth. Mold can spread rapidly in areas where water cannot evaporate quickly, such as under pavers or in deeply shaded regions. Mold growth is not covered under warranty due to its connection to environmental factors beyond our control. 
3. Important Note: This issue can arise even without severe weather, purely due to environmental factors such as the orientation of your home to the sun and the time of year in Earth's orbit. These naturally occurring conditions are beyond our control and, therefore, are not covered under warranty. The warranty voidance described here is strictly due to environmental conditions and is not related to the materials used, such as sand, pavers, or installation quality. While the integrity of these materials may still be affected by severe weather conditions, such effects fall outside the scope of this warranty. Proper maintenance is recommended to help mitigate these issues. 
4. Permeability Issues:
   The permeability of the ground is crucial for maintaining the stability of the pool and surrounding pavers. When the ground is overly saturated, it may lose its ability to properly absorb and drain water, leading to pooling, flooding, and erosion. This is especially problematic for pavers installed over existing slabs, where water cannot permeate into the soil, leading to potential pooling and water damage.
5. Impact of Soil Moisture and Mineral Content:
   In addition to the above, the presence of certain minerals in the soil, as detailed on our rust page, can exacerbate the effects of water saturation. Increased soil moisture can alter the chemical composition of the ground, leading to rusting and deterioration of pool components, pavers, and other structures. This natural, weather-induced process is beyond our control and voids any associated warranties.

To ensure the longevity of your pool and surrounding structures, proper maintenance and regular cleaning with appropriate cleaning supplies should be performed periodically. This helps to prevent avoidable damage and maintains the integrity of your investment.

Preventative Measures:

• Regular Cleaning: Skim the pool regularly, clean the walls and floors, and maintain proper chemical balance.
• Visual Inspections: Regularly check for signs of wear and tear, such as cracks, loose pavers, or rust. Address issues promptly to prevent further damage.
• Shaded Areas: Be mindful of mold growth in shaded areas where water cannot evaporate quickly. Trim nearby plants and ensure proper airflow to minimize moisture accumulation.

If your project requires rebuilding after destructive weather or any other issues, Umbare Pools may be able to assist, depending on our schedule. This will be done under a new contract and pricing structure. Homeowners are responsible for coordinating and covering all repairs, including filing claims with their insurance provider if applicable, or managing repairs through personal financing options. Please note that this is not a warranty project, and Umbare Pools is not responsible for any repairs.

Please be aware that environmental conditions beyond human control, such as shifts in the earth's substrate, tree root growth, or other natural occurrences, can also contribute to structural changes that are not covered under warranty.

Suspected Pool Leak Procedure

If you suspect a leak in your Umbare pool, please follow these steps before submitting a warranty claim:

Work with your pool service provider first. Have them perform all recommended tests to determine whether you have an actual leak or if the water loss is due to normal evaporation, splash-out, or backwashing. A common test they may use is the Bucket Test: Place a bucket filled with pool water on the top step so the water level inside the bucket matches the pool water level. Mark both levels. After 24 hours, compare them. If the pool water level drops more than the bucket level, you likely have a leak.

If you still suspect a leak after professional testing, contact a certified leak detection company to perform a professional diagnostic test.

Umbare Pools Support

If the certified leak detection company confirms a visible leak that is clearly due to a construction defect or neglect on our part as the builder, we will contribute $350 toward the cost of the leak detection service.

Please note

• We do not control what leak detection companies charge; we only commit to our $350 contribution. 
• Very small or non-visible leaks that do not indicate a construction issue or neglect are not covered under this policy.

This procedure helps us quickly identify genuine construction-related issues while ruling out normal evaporation or maintenance-related water loss.

 Rust Stains on Pools and Pavers

Rust stains are very common in Lakewood Ranch and Manatee County pools and pavers. They are almost always caused by high levels of iron, manganese, and other minerals naturally present in our local water and soil. These minerals oxidize when exposed to pool chemicals and sunlight, creating brown or rust-colored stains.

Pavers are especially prone to staining because they sit directly on the ground and are constantly exposed to soil and irrigation water. Proper sealing after installation helps reduce the risk, but some staining may still occur due to Florida’s unique soil and water chemistry.

Important Note About Rebar Concerns

If anyone suggests that a rust stain is caused by rebar rusting inside the gunite shell, this is extremely unlikely in a properly built Umbare Pools gunite pool. Our pools are engineered and constructed to current Florida standards using licensed professionals. Rebar rust inside a structurally sound gunite pool is rare and prevented through proper design and construction methods.

What to Do Next

For rust stain removal on pools or pavers, we recommend working with your regular pool service provider or a professional maintenance company. Routine maintenance and proper chemical balance are the responsibility of the pool owner. Rust stains caused by local water chemistry are considered normal environmental conditions and are not covered under our workmanship warranty.
